Payment of Rent
Payment of rent must be made to our office on or before your due date as written in paragraph 6 of your Rental Agreement. Make checks payable to Complete Rental Management, LLC and please write down your home address on the check.
Accepted methods of payment
We DO NOT ACCEPT CASH, but will accept cashier's checks, money orders and personal checks (providing there have been no “bad checks.”) If your check bounces, you will be charged $35 non-sufficient funds fee and Complete Rental Management, LLC will no longer accept your personal checks; From then, you must pay with a money order or cashiers check.
Failure to pay rent
Failure to pay the rent or returned checks/insufficient funds will result in additional late and/or legal fees charged to you. If you do not pay rent by your due date, you will receive a 5 day notice to pay rent or move out. Failure to pay during that 5 day period will result in CRM beginning the necessary eviction procedures. If you plan to pay in person or stop by at our Honolulu office please call ahead to make sure someone will be available to help you. If you have a problem paying your rent on time please call us and discuss the circumstances. Open lines of communication are essential in resolving any differences.
Your Security Deposit
Your Security Deposit is held in a client truest account here in Hawai . The security deposit may not be used to pay rent under any circumstances! When your lease is terminated and your checkout is completed and all keys/openers have been returned your deposit will be returned to you less any charges against it (see paragraph H on the reverse of your Rental Agreement and sample charges in this booklet) within fourteen (14) days. It may not be used as your last months' rent.
Inventory and Condition Form
The inventory and condition form is given to you upon lease signing. It is crucial that you note down all the existing defects upon initial move in, and return it to us within 5 days of your move-in.
This form will be used in checking you out of this property. Any damaged or broken item NOT listed on the inventory and condition form at check-in, will be assessed to you. You will be responsible for the repair/replacement of such items. Normal wear and tear is not your responsibility. You have ten (10) days from the date of occupancy to change or amend your inventory and condition form. If you find any problems in you home/unit please let us know within the ten-day period.
Insurance
The property owner's insurance does not cover any of your personal belongings under any circumstances. Therefore, you are strongly urged to purchase your own Renter's Insurance. A renter's insurance policy can be obtained easily and inexpensively and will protect you from loss. Visit www.statefarm.com for more information. We recommend Les Mitsuka in Honolulu 808-949-2955.
Do you do inspections?
Inspections will be made approximately every six months to protect you and the owners' interests. This inspection should take between thirty minutes and one hour and is normally coordinated around the lease renewal. Photos may be taken at this time. As stated in your lease agreement, we will give you notice before scheduling an inspection. If we are unable to contact you, we will post a 48-Hour notice on your door. You can choose to be present during the inspection if you wish.
